Bifurcated Appraisals
 

I believe that bifurcated appraisals are taking the appraisal industry away from being licensed experts in their fields to being seen as a questionable resource of a home's value.  The benefit of a licensed appraiser laying eyes on the property is absolute.  When I understood what was being proposed, it quickly was reminiscent of the drive-by appraisals that helped add fuel to the housing crisis bonfire.  Having a slack appraisal system where much of the process can be brought into question by the lack of expertise is the exact opposite of what our industry needs. The real estate industry is only strenghted by more training, more education, more experience and more professionalism.  By adding a 2nd unlicensed worker into the process, you are inviting more room for error, carelessness, and subjectivity.  It is a terrible idea that only benefits individuals who are trying to work around the process and manipulate the system.
