A hybrid appraisal is valuation completed by a Licensed/Certified Appraiser which is similar to a desktop appraisal and the appraiser rarely visits the property, and the form is much shorter. STOP these appraisals!!! I no longer do exterior appraisals due to many overlooked items that play a huge part in the final adjusted value of a home. So why would I do a hybrid appraisal to possibly set myself and my business up to fail. This product is a way to get loans approved quickly which overlook many aspects of a boots on the ground appraiser who sees everything.
