It is not logical that as an appraiser I cannot entrust my trainee to perform inspections and other tasks pertaining to an appraisal, while at the same time its is acceptable to entrust a stranger who is not trained as an appraiser to do the same on my appraisal reports. My appraiser trainee has over 100 hours of classroom training from the Appraisal Institute and has worked with me for over 10 years, but somehow I cannot have her do an inspection by herself. How is having an inspection done by an untrained stranger make my report more reliable and credible? Thanks.
