Hybrid Appraisals
 

The main and most important purpose of an appraiser is to be an unbiased individual in the mortgage transaction.  The appraiser is the only individual who visits the property to determine the property features that has no "skin in the game".  The appraiser has taken classes, passed numerous state tests, been trained by at least a Certified Appraiser and most have years of experience in their area.  The hybrid appraisal removes the appraiser from the most important step of the appraisal process.  The individuals that will "inspect" the property for the hybrid appraisals lack the training and expertise to adequately observe the property.  They lack any formal training and do not hold any state license.   When did we start under valuing the trained, state licensed individuals that perform appraisals.  In my opinion, there are to many loop holes that will negatively impact the consumer and the public trust.
