I've been a certified real estate appraiser for 20 years.  As an appraiser, I had a front row seat to the last real estate bubble and crash.  The creative lending products were the lead cause. Please do not allow Hybrid appraisals.  I promise, this will lead to another even more significant crash.  As I complete appraisals every day, I run into situations with either the subject or the comparable sales that would not be noted without my personal observations in the field.  The hybrid product will harm the industry.  Thank your for your time.
