I complete these products on a daily basis. I see them first hand and the third party inspection reports. In short, most of then are inspections from the exterior only, so no one knows the problems that may exist. I always enter CYA's in these report. In fact, my CYA is usually the most commentary in the report. The Hybrid reports that include an interior and exterior inspection are not much better for lack of training. In fact, I turned one down recently and it was reassigned to someone else, instead of upgrading to a full appraisal by a licensed appraiser as I suggested. This unfortunately is the mind set in this world.
