Hybird Appraisls

I will not ever do a hybird appraisal. I do not think that report is USPAP compliant. Paying an unlicensed person to go into a home with no appraisal training is unsafe for the general public. I am starting to tell home owners do not let someone into your home who is not an appraiser and ask them for their license. I worked very hard to complete my appraiser training, then went through a full background search through the FBI and the State of Florida to get my license. After three years as a Trainee, I had to go through the whole process again to become Certified Residential with same background check. I think buyers/homeowners should pay the appraiser at the time of the service. That will eliminate a lot of problems for everyone involved in the transaction. Big banks and AMC's will fight that with everything they have because they will say that they will lose money somehow. I want someone to explain how not paying an appraiser at time of service is bad. Call a roofer, plumber, home inspector to your house and you pay them at that time. At the very least, any money collected by a lender for appraisal purpose should go into an escrow account to be paid to the appraiser at time of closing or refinance. Thank you for your time to read this. Don Price USN-RET, Certified Residential Real Estate Appraiser #RD3933
