I will not ever do a hybird appraisal. I do not think that report is USPAP compliant. Paying an unlicensed person to go into a home with no appraisal training is unsafe for the general public. I am starting to tell home owners do not let someone into your home who is not an appraiser and ask them for their license. I worked very hard to complete my appraiser training, then went through a full background search through the FBI and the State of Florida to get my license. After three years as a Trainee, I had to go through the whole process again to become Certified Residential with same background check. I think buyers/homeowners should pay the appraiser at the time of the service. That will eliminate a lot of problems for everyone involved in the transaction. Big banks and AMC's will fight that with everything they have because they will say that they will lose money somehow. I want someone to explain how not paying an appraiser at time of service is bad. Call a roofer, plumber, home inspector to your house and you pay them at that time. At the very least, any money collected by a lender for appraisal purpose should go into an escrow account to be paid to the appraiser at time of closing or refinance.
