Hybrid Appraisals or Bifurcated Appraisal products are a disaster waiting to happen. Unqualified, unlicensed inspectors who have no appraisal experience or education are performing these products with little to no knowledge of what the appraiser is looking for. Do these inspectors know how to properly sketch a home? Look for external market influences? Functional obsolescence? It’s highly unlikely. An appraiser needs to see a property for him or herself to determine a value. This appraisal product is terrible for the public.
