While there is so much to say about these Hybrid Appraisals and how they will effect the appraisal profession , the largest effect will be felt by the consumer.  Are you prepared to explain to them again how you failed them during the next crash?  How you had the opportunity to protect them? If not them PAY ATTENTION to the Appraisers for once.  

Using Untrained and unlicensed people to perform inspections will undoubtedly lead to misleading valuations of residential real estate  this alone is not the only issue as pointed out in numerous other comments   Please read the following as this will shed more light on this matter
