In my professional opinion the hybrid appraisal is a terrible idea and will jeopardize public trust. Why would anyone allow an untrained and uneducated person to do an interior inspection and measuring of a property and then expect to have a licensed or certified appraiser develop and complete a report for value. The appraisal process should always be completed by a trained and educated professional appraiser from property inspection to final report. That is what we have been trained for and continually do continuing education for to make sure we have the knowledge and experience to produce a credible report. I for one will not risk or jeopardize my license that I have earned and worked very hard for on this type of appraisal.
