Hybrid / Bifurcated Appraisals and Baby Rapers, Sex Offenders & Murderers

Some might wonder why I put Hybrid / Bifurcated Appraisals in the same subject line with Baby Rapers, Sex Offenders and Murderers and the answer is simple - they are about to become one and the same.

Under the "Old System", well trained, licensed or certified (and well regulated) appraisers were used to perform the "site visit" or "site inspection" of the subject property.  This was done because there are a vast array of things and issues that a well trained, licensed or certified appraiser looks at when visiting the subject property.  The appraiser is not just there to measure and photograph the property.  They also look at the quality and condition of the improvements (buildings), the conditions present on the (real) property itself.  But there is so much more that they look at and consider, including but not limited to the adjoining properties, the neighborhood, access to and from the neighborhood, etc.  When at the site measuring and photographing so many things, they also see, hear, feel and smell things that are at or on the subject property but also at the adjoining properties and neighborhood as well.  Does the subject property have a view?  is that view of the mountain, the territory, adjoining properties, the neighborhood, etc.?  Or is that view a view of commercial properties, a landfill, an auto wrecking yard, a pig farm, a cattle ranch, oil derricks or an all night market?  These issues and more all have a potential effect on the market value of the subject property.

Under the "New System" as proposed by many Lenders, Banks, Fannie Mae, the Veterans Administration and Appraisal Management Companies (AMC's), this vital set of tasks would be performed by people other than well trained state licensed or certified appraisers.  But who will be doing these "site visits" or "site inspections" you might ask?  Anyone they choose and that typically means the "cheapest" that they can find.  And with national employment rates under 5 percent, who can they find that will work so cheap?  Typically it's people who have few other options for employment.  That list includes Baby Rapers (a/k/a child molestors), rapists, murderers, thieves and many of society's malcontents.  You see, these same Lenders, Banks, Fannie Mae, the Veterans Administration and Appraisal Management Companies (AMC's),  have purposely failed to list or show exactly who will get these jobs.

So who do you want going through your home, your bedroom, your child's bedroom, a well trained licensed or certified appraiser that is carefully regulated by both your state and the federal government -or- Baby Rapers (a/k/a child molestors), rapists, murderers, thieves and many of society's malcontents?

If you are content with having Baby Rapers (a/k/a child molestors), rapists, murderers, thieves and many of society's malcontents going through your home then you might as well tell your government to go ahead and do a mass-mail marketing piece directly to all the people who are soon to be released from prisons and jails, after all, it would give them an employment opportunity not previously avaiable to them.  I mean you trust them with your most valuable asset and your family don't you?

Or maybe not!  Maybe, just maybe, you'd like to see actual well trained, licensed or certified (and well regulated) appraisers who must answer to the state and federal government doing this important and trusted work.

If you think it's important to keep criminals out of your homes and away from your family then maybe you should immediately contact your governor and elected officials and tell them to STOP THE NON-SENSE, that this is not the place to try to save a couple bucks that will only be pocketed by the big banks.

Oh, and by the way, when the next big market crash comes, and it always does eventually, do you want to have to bail out the banks again, only this time for far larger amounts and for far more banks because they relied upon BAD DATA supplied to them by Baby Rapers (a/k/a child molestors), rapists, murderers, thieves and many of society's malcontents  that they then forced the real well trained, licensed or certified (and well regulated) appraisers to rely upon to render their values of your most important asset?  Gee, not a good idea.

Tell your government that you want real appraisers performing real appraisals, not this hybrid bifurcated crap!
