Hybrid Appraisals
 

Recently I heard the term “hybrid appraisal” and asked an appraiser to explain it to me. After doing some additional research on line, I must say I am in mystified how any reasonable person would think this is a sound idea. I’m even more perplexed as to how a department within the state professional licensing division is even considering this as an acceptable means of appraisals.

My home is the largest purchase I expect to have made in my life. Additionally, it is part of my financial planning when I retire. Decisions surrounding my home, selling, refinancing, or obtaining an equity line of credit are significant financial moves. The peace of mind, and assurance in having a professional appraisal complete this task is critical to any decisions I may make. Why would utilizing an unlicensed individual to inspect my home be in my best interest? Even writing the word “unlicensed” throws up a ton of red flags. What accountability does this person have? Will the professional licensing division be responsible to me, the taxpayer, if something goes wrong?

I, a well educated individual, have read the posted guidance document, and have conclude this document is designed to confuse those reading it as it is contradictory and extremely unclear. After researching the laws and regulations surrounding appraisers to educate myself further, it is clear licensing is required for appraisals. Why is the state professional licensing division even considering allowing a hybrid appraisal?

As a resident, and taxpayer of Virginia, this product is flawed, unethical, and by default unacceptable.
