I am a 44-year real estate appraiser from North Dakota. I have not yet completed a "hybrid" appraisal and have no intent on doing so. The "hybrid's" primary intent is to remove the appraisal inspection from the appraisal process, the most important component in the process. Only from personally viewing the property can an appraiser gain the same "feel" for the property as would the potential buyer. As we all know, pictures can "lie" but, more importantly, the consumer is depending on the appraiser to provide an impartial prospective! The purchase of a single-family residence is typically the largest single-investment most people make in their life time. Reducing the appraisal's credibility by using unknown, non-regulated individuals is a terrible idea. The State of ND will be very interested in how the Virginia Board addresses this important issue!
