I have been appraising for several decades, after doing desk reviews for 5 years, I informed my clients that I could not put a value on the property without doing what an appraiser needs to do. Pull comparable sales data from the market area, inspect the property by going upstairs, downstairs, see the rear yard and see the front yard, drive the comparables, make notes and then figure out the value by writing an appraisal report.
So the concept of having someone do the most important aspect of an appraisal, with NO one driving the comparables, is simply ludicrous !
Who ever is in favor of this, simply wants to create large appraiser dens, with poorly trained newbies, pay them slave wages and ruin peoples lives with all the liability on that poor appraisers soul.
