I am a recently licensed appraiser. Working on earning my certification in the next few months. I have spent the last 2.5 years working side-by-side with a veteran appraiser teaching me everything that he knows. I look at homes, neighborhoods, subdivisions and markets in a completely different manner. Prior to getting into the appraisal field, I thought the amount of training required to earn a license to simply value a home, was over the top,  I now understand that every second of the 2500 required hours of training with a licensed appraiser is absolutely necessary.  It takes that much time to develop sound judgment with respect to value.   I also understand that no matter how much training I receive, I will always be striving to be more competent in my areas of expertise.  The hard earned sound judgment of an appraiser must be exhibited in every aspect of the appraisal process from the initial comparable searches to site visits, all the way to the signature on my supportable, defensible and credible opinion of value.  Let appraisers appraise
