The push to eliminate appraisals as we currently know them is because the Field appraiser cannot be forced into a value. Bifurcation involves an appraiser or analyst looking at third party data and accepting that the Uber driver or Pizza delivery person actually “inspected” the right home and also actually understood what entails “quality”. Since quality and condition are primary drivers to value, how could we over or under value a home with the Pizza guy or Uber gal supplying such valuable insights on these homes?This is NOT a recipe for disaster, it’s LEGALIZED FRAUD.
